Welcome to another edition of “Showcase Sacramento” with your friendly real estate market expert Ron Ortez. Today I’m in West Sacramento, a city located just across the river from Sacramento and located in the county of Yolo with a population of just over 53,000 and growing. The city has many projects in the works and it includes housing.
The West Sac community is rich in history and goes way back to the 1800’s. West sac is a very desirable place to live which include highly rated schools, great for families, and it provides residents a suburban and rural feel.
There’s something to do for everyone such as going to a River Cat’s game, tour some breweries, zip line at Tree Top Sac, lounge at The Barn, parks, museums, restaurants, coffee houses, West Sac Recreation Center, River Walk, trails, cycling, running and the list goes on! Not to mention, you’re just across the river from all the great places downtown Sac has to offer including the new (MOSAC) Museum of Science & Curiosity.
Let’s not forget to include the very short drive to several great wineries around the Clarksburg area. Also, West Sacramento’s close proximity to all the major freeways makes it a desirable location to live, especially if you need to commute to work.
West Sac Housing Market
Now let’s talk about the West Sac housing market. There is so much history in and around the area that homes range in age from the 1900’s to 2021 and not to mention there’s a whole lot of new construction happening. So I would say there’s a style of home for just about everyone–from eclectic to modern!
The south part of West Sac – which is called Southport is the newer community with homes built from around 2000 and this is where most of the new construction is still taking place and includes gated communities and lakefront homes.
The current average sold price in West Sacramento is $573,000 and homes are currently selling for approximately 2% above original list price with average days on the market of 15 days.
Homes on the market currently range from $309,000 to $1.7M for single family to rural custom homes on one acre lots! Like I said, there’s a home for just about everyone!
The real estate market is strong and projected to stay strong especially with all the new projects and developments planned throughout the Sac area, and you need a realtor that can help you navigate this market aggressively!
